02Why they differ
Why the numbers don’t match
None of these figures is wrong. They measure different things.
They cover different time periods
The realestate.com.au figure covers the 12 months to September 2026. PRD and the Valuer-General each use one quarter, January to March 2026. A short period moves around more. When prices are rising, a recent quarter can sit above a 12-month figure.
They draw the line in different places
Most sources count the suburb of Shepparton only. PRD’s figure blends Shepparton, Kialla, Mooroopna, Toolamba, Shepparton East, Congupna and Tallygaroopna. Cotality uses the wider Shepparton region. Add suburbs with dearer homes and the middle moves up.
Some count every home, not just houses
Cotality’s $553,202 covers houses and units together. It is also a modelled value: an estimate of what every home is worth, sold or not. The others are the middle price of homes that actually sold.
The mix of homes changes the middle
A median is the middle sale, so it depends on what sold. Domain shows this well: three-bedroom houses $506,500, four-bedroom houses $650,000. A month with more big homes selling lifts the median, even if no home is worth more.
Official figures arrive later
The Valuer-General counts sales recorded by the state: 153 house sales for the March 2026 quarter, published 29 September 2026. It is the official count, but it runs about six months behind the portals.
Asking prices are not sale prices
Some sites quote the median asking price of homes listed for sale. That is what sellers hope for, not what buyers paid. We left those out of the table.
03What it means for you
A median is not your home’s price
It is the middle of hundreds of very different homes. Use it as a starting point.
If you are selling
Your street, land, condition and what has sold nearby lately matter far more than the suburb median. Two houses in the same street can sell a long way apart.
We can give you a price range for your home, checked against recent local sales. It is free and there is no obligation.
If you are buying
Use the median to set a rough budget. Then look at recent sales of homes like the one you want, in the street or estate you want.
Since 1 October 2026, an agent’s online ad for a Victorian home must show or link its Property Price Statement right next to the price. Read it before you inspect.
