Selling with Stevens & Briant

How we sell your home

We price your home from recent sales nearby, and we show you those sales before we meet. Xavier and Rodney both work on your sale. If you're not happy in the first 30 days, you can walk away and pay nothing in agent service fees.

01The steps

What we do for your sale

  1. 01

A price based on real sales

We'll only suggest a price when recent sales nearby support it. The price we advertise is one we're confident we can get.

  2. 02

Your street report, before we meet

Before we sit down with you, we pull together the recent sales in your street and suburb. You'll see the same numbers we do.

  3. 03

Both of us on your sale

Xavier and Rodney cover the same area and both work on your sale, so buyers always get a call back.

  4. 04

    Buyers we already know, first

We call the buyers on our database before your home goes online. Some of our recent sales sold off market to buyers we already knew.

  5. 05

    We negotiate with every buyer

We negotiate with every interested buyer, and we'll tell you honestly when an offer is the best the market will pay.

02Our guarantee

The 30-day walk-away guarantee

If you're not happy with how we're handling your campaign in the first 30 days, you can walk away and pay nothing in agent service fees. We put it in writing when you list.

The new price rules

Victoria's price rules changed on 1 October 2026. The Property Price Statement replaced the Statement of Information, and sold prices are now published after the sale. Source: Consumer Affairs Victoria, New changes to property sales and underquoting laws, checked 2 October 2026.

On our listing pages, a home's price statement link sits right under its price. General information, not legal advice.

05Common questions

Things sellers ask us

What does an appraisal cost?

Nothing. The appraisal is free. There's no obligation to list with us or to sell at all.

Am I committing to selling my home?

No. Plenty of people we talk to are twelve months or more away from selling. Others just want to know where they stand. You'll get an honest number and a plan you can act on whenever you're ready.

What are your fees if I do sell?

We agree our fee with you upfront, in writing, before you sign anything. That way there are no surprises during the campaign. We'll take you through exactly what a campaign costs when we sit down with you.

How long does it take to sell?

It depends on the property and how it's priced. We'll talk you through both at the appraisal. Some of our recent sales never reached realestate.com.au or Domain. They sold off market to buyers already on our database.

Auction or private treaty?

Whichever will get the best result for your home. We'll recommend one and tell you why.

How does the 30-day walk-away guarantee work?

If you list with us and you're not happy with how we're handling your campaign in the first 30 days, you can walk away and pay nothing in agent service fees. We put it in writing when you list.

Is my appraisal based on real data?

Yes. It's based on recent sales in your own street and suburb, and you can check them yourself. It isn't an online estimate, and we won't inflate the number to win your listing.
